Entering the housing hunt

As a lifelong local Victorian , I've been aware of the challenging and competitive rental market, especially for those with pets, and now am entering the search, myself. I am a professional in her 30s, looking for a studio/bachelor or larger, for long-term rental. Must be pet friendly; I have 1 well-behaved, friendly medium-sized dog and 1 indoor only senior cat (with references). I am a responsible pet owner, will always pick up after my dog etc., and will keep the space clean and in excellent condition. I am a quiet, easy-going and unproblematic tenant. I am very respectful of other people and their spaces, as well as my own; I am tidy, organized and take pride in my home. No smoking/drugs/partying etc. Excellent references. I have longtime and secure full-time employment, working during the day Monday-Friday. Ideally, I would like parking for 1 vehicle and on-site laundry. I would love a small outdoor space, whether a balcony, patio, small garden.... but not necessary, depending on the location. I'm hoping to stay within about a 10-15 minute drive from downtown, but am open. If needed, I'm always willing to help with things like gardening, caring for animals while away etc. I have extensive experience property caretaking, and pet/farm/house sitting. I'm fortunate not to need to find somewhere immediately; I am flexible with the move-in date, so if you have something coming available further away, please let me know.
