From July 10- Sept 10 and then again for the School year for 2-9 months, from Sept 15 to May 15, 2026. (Sorry not available long term or unfurnished, as the suite is already rented to its current long term tenant outside of these time frames). **Great option for students or folks in-between places , and a great alternative to Abnb! :) Maximum occupancy is 1 person living here** ( full or part time) , due to our septic system limits . Non smokers only. Non smoking property . Located on the Victoria Side of 'Sooke', V9Z0E6, in a really pretty area up on a hill. Forest, mountain and harbour views- Near the famous Galloping Goose Trail and "West Coast Adventure College" . 7- 10 minutes drive to the village of Sooke for essential amenities , 15 -25 mins drive to the Westshore area ( Langford, Royal Roads etc ), 50 -60 min drive to UVic and downtown Victoria- *Driving times vary, with or without traffic. Best to have a car. Rent includes: 1. Utilities -Hydro, heat, hot water up to $100 month included -(Typical spring and summer average, and if working or attending school mostly away from home.) 2. Fully furnished with stools, couch , dresser , desk, side table and firm Ikea queen bed . Basic cooking supplies, dishes, cutlery etc are also included . (Sorry no room for any other furnishings or appliances sorry ), No dishwasher or ensuite laundry. 3. Parking spot for 1 regular size car or SUV. Guests park on the street. No big vehicles, RVs , Work Vans or after market exhaust systems . $25 rent discount to WCAC without a car, as you can walk to the college from here. 4. Access to an older laundry set on site that we all share (2 loads per week) . Shared Laundry access is for Non Smokers only . There is also a local Laundromat if our machines are unavailable. 5. Some outdoor storage for your bike or Kayak. No indoor storage . Not included in the rent: 1.Any Utilities usage above $100 month, will apply on leases 3 months and over* , will be Billed as a shared percentage of the house bill (current tenant’s utilities overages averaged $0 -$65 month for the last 6 months :). Bills are higher if working from home ,and in the colder months. House bills available upon request. 2. Access to our 'Shared' house Wifi is available for an additional $35 month - (Speed and performance is adequate for basic School and Recreational purposes, but not suited to home business and work meetings as multi users share the network) . You may also wish to set up your own internet account. Pets: One Quiet , Neutered , adult pet considered , with prior pet references and pet deposit. Indoor cat, or a quiet, non- reactive dog under 60 lbs that is exercised regularly ,and not left unattended at home, while you are gone for the day- NO exceptions . This is an older wood frame home with some sound transference between floors - therefore not ideal for those who are ‘noise sensitive’ or very light sleepers , or those who plan to work primarily from home. We are a busy multi age professional family with visiting grandkids, and have teens, and pets living upstairs, so looking for someone whose schedule jives with ours.
